Roof rejuvenation questions, answered straight

The questions people ask before they let anyone treat their roof, with the short answer first and the full one a click away.

The roof looks faded, but it doesn’t leak, and now you’ve got questions. You’d like answers from someone who isn’t trying to sell you a roof.

Start here. Pick a question to see the one-line answer, then open the full page for the detail. When the true answer is “it depends”, we tell you what it depends on. When it’s “no”, we say no.

New to the idea? Our roof rejuvenation page covers the basics. Want an answer about your own roof? Book a free roof assessment. Chris will send you photos of every slope and tell you whether to treat it, leave it alone or call a roofer. Phone, text and email are all on the contact page. We’re open Monday to Friday, 8am to 5pm.

What is roof rejuvenation?

Roof rejuvenation is a treatment for an asphalt shingle roof that the sun has dried out. We wash the roof, then spray on a plant-based oil that soaks into the shingles and restores their flexibility.

How does roof rejuvenation work?

The sun bakes the oils out of asphalt shingles, and roof rejuvenation puts oil back in. Once the roof is clean, we spray it with a plant-based treatment. The shingles soak it up, so they bend instead of crack.

Can roof rejuvenation extend the life of my roof, and by how much?

Yes, if the roof is still in good shape when we treat it. Bright Green Roof rates the treatment for up to ten years per application, and its written warranty runs five years. Those are two different numbers. The ten is a rating.

How do I know if my roof is a good candidate?

Your roof is a likely candidate if it’s asphalt shingle, at least five years old, and dry or faded but still whole. If it leaks, is missing shingles or has bald patches where the dark base layer shows through, it’s not.

How much does roof rejuvenation cost?

Roof rejuvenation with C&D costs $1.00 to $1.50 per square foot of roof surface, cleaning included. That’s a range, not a quote. Chris sets your number at the free assessment, after he measures the roof.

Does roof rejuvenation void my shingle warranty?

That depends on who made your shingles and which warranty you hold. Claims online run both ways, and the ones we found don’t come with a document from the shingle maker. So start with your own warranty.

Will my insurance company accept a treated roof?

We can’t promise that, and neither can anyone else. Your insurance company makes the call, and it looks at your roof’s age and its condition. A treatment doesn’t change the year your roof went on.

Will roof rejuvenation stop a leak?

No. A treatment soaks into dried-out shingles to keep them flexible, but it can’t seal a hole, fix a cracked pipe boot or put back a missing shingle. A leak needs a repair by a roofer.

How long does the treatment take, and when can it rain?

A typical roof takes a few hours, not days. We clean it first, then spray the treatment on, and we don’t spray when rain is on the way. The spraying is the quick part.

Do I need HOA or Woodlands Township approval to treat or clean my roof?

Probably not, but only the Township can tell you for sure. The Woodlands standards list roof and gutter cleaning as owner upkeep, and they never mention roof treatments. What needs approval is a new roof or a color change.

Is the treatment a coating or a sealant?

Neither. It’s a penetrant, which means it soaks into the asphalt shingle instead of sitting on top like a coating or filling a seam like a sealant. The treatment is a plant-based oil, 100% active and not mixed with water.

How old should my roof be before I treat it?

At least five years old. Bright Green Roof’s FAQ says to start at the five-year mark and to treat shingles that are 10 years or older. A roof past 20 can still qualify if it’s in good condition. Age gets your roof in the door.

Does Texas license roofers, and does C&D have a license?

No. Texas doesn’t license roofers, so there’s no state roofing license for C&D, or anyone else, to hold. TDLR, the state’s licensing agency, lists 41 programs, and roofing isn’t one of them.
