Roof rejuvenation in Conroe, TX

Half of Conroe’s homes are 20 years old or younger. We’ll tell you if your roof is ready for a treatment, too new for one or past it, and send the photos.

If your Conroe house went up in the 2000s, the roof that came with it is getting old. It looks lighter than it used to. The gutters fill up faster. And somebody has already offered to replace the whole thing.

Lots of your neighbors are in the same spot. Half the homes in Conroe were built in 2006 or later, per the Census Bureau’s 2024 survey. The same survey puts the median home value at $309,600. That’s a lot of roofs hitting the same birthday at once.

A young town with aging roofs

Conroe keeps growing. It had 89,956 people at the 2020 census and an estimated 114,581 by 2024. New houses mean new roofs. New roofs get old.

Downtown, the Crighton Theatre has stood since 1935. Most of the city is a lot younger. Bright Green Roof’s guidance: start at five years, treat at ten and up, and apply up to three times over a roof’s life.

Find your roof’s year

Roof put onAge in 2026What the guidance points to
2022 or laterUnder 5Too new. Keep the gutters clear and check back at five.
2016 to 20215 to 10Old enough to start, if it’s sound.
2006 to 201511 to 20Treat if it’s sound.
2005 or earlierOver 20Can still qualify in good condition. Expect a hard look first.

The year is a starting point, not the answer. A 12-year-old roof with bald spots isn’t a candidate. A 22-year-old roof that lies flat and holds its granules might be. Our page on treating a newer roof explains why we’d rather see a roof at five than at fifteen.

Nine degrees in February 2021

During the February 10 to 20, 2021 winter storm, NWS Houston logged 9°F at Conroe. Houston bottomed out at 13°F. Then summer came back, the way it does. Houston’s main airport averages 102.4 days a year at 90°F or hotter (1991 to 2020 normals).

A shingle has to live through both. It grows a little in the heat and shrinks in the cold, year after year. A shingle that still has its oils can bend through that. One that’s dried out gets stiff. That’s the job of roof rejuvenation. A plant-based oil soaks back into the asphalt so the shingle can flex again. Bright Green Roof backs that with a 5-year transferable warranty that the treated shingle stays pliable and flexible.

What it won’t do

A treatment won’t fix a shingle that already cracked, and it won’t stop a leak. If the photos show either one, Chris will tell you and point you to a roofer.

Rain, gutters and the state forest

Conroe gets about 51 inches of rain a year. That’s 51.02, if you like decimals. Every drop that hits your roof goes through the gutters, or over the edge when they’re clogged. If your yard backs up to W. Goodrich Jones State Forest, you already know what ends up in them.

We clean gutters on their own or along with a treatment. We clear the downspouts too, and you get before and after photos. Here’s how our gutter cleaning works.

From our base to Loop 336

We’re based in Spring 77386, east of I-45. Conroe is straight up I-45 from us. We work the whole city, from the subdivisions off Loop 336 to the homes around Lake Conroe. SH 105 also runs out to Montgomery, the birthplace of the Texas flag. That town has its own page.

So does The Woodlands, next door. Its typical house is six years older than Conroe’s, built in 2000, and it has Township rules on top.

Common questions

Is Conroe too far for a free inspection?

No. Conroe is on our regular list. We’re based in Spring 77386, and we take I-45 up. The visit is the same as anywhere else. Chris photographs every slope and checks the shingles, the flashing and the gutters. Then he sends you the photos with a straight answer. We work Monday to Friday, 8am to 5pm, so pick a weekday that suits you.

Do you treat roofs on homes around Lake Conroe?

Yes, if the roof is asphalt shingle and still sound. The treatment is made for asphalt shingles only. Tile, slate and metal roofs aren’t candidates. If your lake house has one of those, we can still clean the gutters. Chris will tell you which applies when he sees the roof.

Should I get my roof checked after a big storm?

It’s a good habit. The May 16, 2024 derecho hit Houston hard. Community Impact reported that Montgomery County missed the long power outages and damage downtown saw. Missing the worst isn’t the same as missing all of it. After hail or high wind, a look with photos tells you where you stand. That storm check is part of the C&D Annual Roof Checkup.

The assessment is free. You get photos of your own roof and a straight answer, even if the answer is that it is fine.
