Selling your home with an older roof in The Woodlands or Spring

The list date is set and the roof is 15 years old. Get your own photos and a straight answer before the buyer’s inspector climbs up with a camera.

Tree-lined residential street with brick homes and tall pines

The house is staged. The sign goes up next week. Then you look up at the roof. It’s 15 years old, the shingles have faded to a dull gray, and soon a stranger’s inspector will be up there with a camera.

Their report is the one the buyer reads. If it calls the roof near the end of its life, the next email from the buyer’s agent may ask for money off. That’s not a small ask. In The Woodlands, a local roofer publishes $20,000 to $32,000 for most replacements.

You can’t control what their inspector writes. You can make sure it isn’t the only report on the table.

Get your own photos first

Book the free roof inspection as soon as you know you’re selling. Chris climbs up, photographs every slope and checks the granules, the flex, the pipe boots and the flashing. Then he tells you where the roof stands and what that means for the sale.

  • It’s fine. Hand the photos to your agent and move on.
  • It’s a candidate for treatment. You get a price per square foot and a date.
  • It’s done. You’ll want to hear that now, not from the buyer.

What a treatment gives a seller

If the roof qualifies, we clean it and treat it. The product soaks into the shingle and restores flexibility. See how it works for the details, or the main roof rejuvenation page for the whole picture.

For a seller, the paperwork matters as much as the roof. You come away with dated before and after photos and a receipt. You also get Bright Green Roof’s written 5-year warranty that the treated shingle stays pliable and flexible. That warranty is transferable, so it can go to your buyer. Our warranty page covers what’s in it.

The cost is $1.00 to $1.50 per square foot of roof, cleaning included. A roof with 3,000 square feet of surface comes to $3,000 to $4,500. Put that next to a $20,000 credit request. The cost page has more examples.

What to hand your agent

  1. The photo report from the free inspection, every slope, with the date.
  2. The before and after photos from the treatment.
  3. The written warranty, with the transfer terms. Ask Chris for these in writing before you pay.
  4. The receipt.

Get them to your agent before the buyer’s inspection, not after. Your agent will know how to use them.

The buyer’s insurer looks at the roof too

Your buyer will shop for home insurance, and insurers care about roofs. The Texas Department of Insurance explains that some policies pay less based on the age and condition of your home. That’s called actual cash value coverage.

On September 29, 2026, TDI proposed a rule about roof age. It would stop insurers from turning down or dropping a policy because of the age of a house or its roof. Decisions could rest on condition instead. It’s a proposal, not law. Comments are open until November 9, 2026. Our page on roof age and Texas insurance explains it.

Either way, condition counts. A photo report of a sound, treated roof is something your buyer can show their agent. We can’t promise what any insurance company will do with it.

If the roof is done, hear it from us first

Sometimes the honest answer is that the roof is past treatment. Chris will tell you that, free, with the photos. That’s the Straight Answer Promise, and it matters most when a sale is on the line.

Then you have choices. Price the roof into the asking price, offer a credit on your terms, or replace it before you list. We don’t do replacements, so Chris will point you to a roofer. In The Woodlands, a roof replacement needs Township approval first, and they may ask for a product sample. Leave time for that.

Common questions

Will a treated roof raise my sale price or appraisal?

We can’t promise that, and be careful with anyone who does. Appraisers and buyers make their own calls. What a treatment changes is the roof conversation. Instead of a guess about an old roof, the buyer sees dated photos, a receipt and a warranty that can transfer to them. That gives your agent something solid to work with.

Does Bright Green Roof’s warranty transfer to the buyer?

Yes, it’s transferable. Bright Green Roof describes it as a 5-year warranty that the treated shingle stays pliable and flexible. Ask Chris for the written terms before you pay, including how the transfer works, and give a copy to your agent. Don’t let anyone describe it as more than that, us included.

How close to our list date can you do the treatment?

Pretty close, if the weather cooperates. The roof gets cleaned first, then treated, and the treatment itself takes a few hours on a typical roof. Rain can push the date, because we don’t spray into it. So book the free assessment as soon as you know you’re selling. That leaves room for the treatment, or for replacement quotes if the roof turns out to be done.

The assessment is free. You get photos of your own roof and a straight answer, even if the answer is that it is fine.

  • Free, and no obligation
  • Chris calls you back, not a call center
  • You keep the photos either way
