Your roof is past twenty years old. A salesman stood in your driveway and told you that means it’s done. Maybe he’s right. Or maybe he just sells roofs.
Montgomery is a town that keeps old things. It’s known as the birthplace of the Texas flag. It has a historic downtown, Fernland Historical Park and Cedar Brake Park. The city itself is small, 1,948 people on its Wikipedia page. That suits us fine. Our whole job is keeping a good roof on a house instead of tearing it off.
We’re C&D Roof Restoration. Chris is a Marine Corps veteran and a former police officer. He started the company with his son after watching people get pushed into new roofs they didn’t need.
Past twenty is not the same as done
Bright Green Roof, the company that makes the treatment we use, has a simple rule. Start at the five-year mark. Treat at ten and older. A roof past twenty can still qualify if it’s sound.
Sound means the shingles lie flat, most of the grit is still on them, they bend without cracking, and nothing leaks. Age alone doesn’t tell you any of that.
Across Montgomery County, the median home was built in 2004, says the Census Bureau’s 2024 survey. A house that age with its first roof has a 22-year-old roof. That’s old enough to draw replacement quotes. It may still be fine for roof rejuvenation. The difference is condition, and condition is something Chris can photograph.
What Chris checks on a thick, layered shingle
If your shingles look thick and uneven, with shadow lines, they’re architectural shingles. That’s two layers bonded into one. Here’s what he looks at on a roof like that.
- The two layers. Still stuck together, or is the top one lifting at the edges?
- Grit. A full coat, or bald patches where the black shows through?
- The mat. If the fiberglass layer shows anywhere, that spot is done.
- Bend. Does an edge flex, or crack?
- Pipe boots and flashing. Leaks tend to start here, and no treatment fixes them.
Our page on architectural shingle roofs goes further into how these age in Texas sun.

After Beryl, look at the edges and the gutters
Hurricane Beryl hit on July 8, 2024. Community Impact reported winds of 74 mph in Montgomery County. Wind like that gets under shingle edges. It can break the strip of glue that holds a shingle down without tearing the shingle off, so you’d never see it from the yard.
So on a Montgomery roof, Chris walks the edges and the ridge looking for lifted or creased shingles. A lifted shingle needs a roofer before it needs a treatment, and he’ll tell you that. He also checks the gutters, because a storm fills them with leaves and sticks. If they’re packed, we can do the gutter cleaning while we’re there. By hand, downspouts flushed, photos before and after.
How a Montgomery visit works from Spring
Montgomery sits on SH 105 and FM 149. We’re in Spring 77386, so it’s one of our longer drives. Here’s how it goes.
- You call or text (281) 466-7436, or fill in the form on this page.
- We give you a day. We try to bunch Montgomery roofs together, so ask which day we’ll be out.
- Chris photographs every slope from the roof or a ladder. Nobody comes inside.
- You get the photos and one of three answers. It’s fine, it’s a candidate, or it needs a roofer.
- If it’s a candidate, you get a price per square foot. On treatment day the roof is washed first, then treated. Treating a typical roof takes 2 to 3 hours, per a Bright Green Roof dealer.

Common questions
Is Montgomery too far out for you to come?
No. Montgomery is on our list. It’s a longer drive from our base in Spring, so we try to book Montgomery roofs on the same day. Ask which day that is when you call. The assessment costs you nothing here, the same as it would on our own street, and you keep the photos.
How long will a treatment last on my roof?
Bright Green Roof rates it for up to ten years per application, and backs flexibility with a 5-year transferable warranty. How it does on your roof depends on the shape the roof is in when we treat it. It can be applied up to three times over a roof’s life. Ask Chris for the written warranty terms before you pay anything.
Do you fix roofs too, or only treat them?
We don’t do repairs or replacements. We clean, check and treat shingle roofs, clean gutters, and wash houses and driveways. If your roof needs a repair or a new roof, Chris will tell you so and point you to a roofer. That’s on purpose. A company that doesn’t sell roofs has no reason to talk you into one.
