Roof rejuvenation for 3-tab shingle roofs

Your 3-tab roof is getting old, and it’s starting to show. Some of these roofs can still be treated. Some can’t. Here’s how we tell the difference.

Maybe it’s the house you’ve owned since the ‘90s. Maybe it’s the rental across town. Flat, thin shingles in neat rows, and lately there’s grit in the gutters and a few tab corners that won’t lie down.

That’s a 3-tab roof. In Spring, on the Harris County side, the median home was built in 1993 (Census Bureau, ACS 2024). Some of those houses still have 3-tab. Some have been re-roofed with thicker shingles. Conroe looks younger on paper, with a median build year of 2006. But a median means half the homes are older than that.

Here’s the honest version. A 3-tab roof that still lies flat and holds its granules can be a good candidate for treatment. One with curled tabs, cracks or bald spots is past it. We’ll tell you which one you have.

Why 3-tab shingles wear out sooner

A 3-tab shingle is one thin layer. An architectural shingle is two layers bonded together. Less shingle means less asphalt, and less asphalt dries out sooner.

The shape works against it too. Each tab is attached at the top and loose on the other three sides. When a dry shingle shrinks, the corners have nowhere to go but up. That’s the curl you see from the street.

Spring summers don’t help. At Bush Intercontinental Airport, the average August high is 94.9°F, based on 1991 to 2020 normals.

What we check on a 3-tab roof

Chris goes up with a camera and photographs every slope. On a 3-tab roof, this is what he’s reading.

Tabs lying flat, granules covering themA good candidate
Corners lifting a little, shingle still bendsCan still be a candidate
Tabs curled or cupped hardPast treatment
Cracks running across the tabsPast treatment
Bald spots where the mat showsPast treatment
Lots of granules in the guttersDepends how much is gone. Past about 40%, replacement may be the better call.

He also checks the pipe boots, the flashing and any nail pops. Want to know what these look like before he comes? See our guide to the signs your roof is aging.

When it’s past it, we say so

Some 3-tab roofs are done. Treating one of those would waste your money, and we won’t do it. Chris will show you the photos, tell you plainly and point you to a roofer. We don’t do replacements, so we’ve got nothing else to sell you.

That’s the Straight Answer Promise. A roof that isn’t a candidate gets a free, honest no, with the photos to back it up. A roof that’s fine gets told it’s fine. If you’re weighing the two paths, read rejuvenation vs replacement.

Planning to let insurance replace it?

Some people with an old 3-tab roof figure they’ll wait for hail and let insurance buy the new one. Read your policy before you count on that.

The Texas Department of Insurance explains that some policies pay actual cash value, which takes off for age and condition. TDI’s own example is a roof bought 10 years ago that would cost $10,000 to replace today. Its actual cash value might be $7,000. After a $2,000 deductible, the company pays $5,000. Under a replacement cost policy, it would pay $8,000.

Many Texas policies also pay for roofs on a schedule that shrinks as the roof ages. We can’t tell you what your insurer will do. Your agent can. Ask which kind of policy you have before you plan around it.

Rentals and roofs you never see up close

If the 3-tab roof is on a rental, you may not have looked at it in years. Nobody comes inside for the assessment, so your tenant doesn’t have to let anyone in. Chris sends photos of every slope to your phone. You see the whole roof without driving over or climbing a ladder.

Common questions

Can a treatment flatten 3-tab shingles that have already curled?

Don’t count on it. We treat 3-tab roofs whose tabs still lie flat, or only lift a little at the corners. Tabs that are curled hard or cracked are past treatment. Chris will point those out in the photos. If enough of the roof looks like that, he’ll tell you it’s time for replacement quotes instead.

Is it worth treating a 3-tab roof on a rental?

It can be, if the roof is still a candidate. You pay $1.00 to $1.50 per square foot of roof, cleaning included, and Chris sets the price after the free assessment. That buys time before a replacement bill. If the roof is already past it, he’ll say so, and you can budget for a new roof instead of paying for both.

What if some of my 3-tab shingles are already missing?

A treatment doesn’t replace missing shingles. A roofer has to put those back first. If it’s a few tabs on a roof that’s otherwise sound, the roof may still be a candidate once the repair is done. Chris will show you where the gaps are in the photos, so the roofer knows exactly where to look.
