Your roof is a likely candidate if it’s asphalt shingle, at least five years old, and dry or faded but still whole. If it leaks, is missing shingles or has bald patches where the dark base layer shows through, it’s not.
You can’t settle it from the couch. You can get close from the driveway, though. Start with the checks below, then let someone with a ladder and a camera finish the job.
Five things to check from the ground
- What it’s made of. This treatment is for asphalt shingles. Tile, metal, slate and wood roofs aren’t a fit.
- How old it is. Five years is the earliest Bright Green Roof recommends. Ten and older is when it says to treat. A roof past twenty can still qualify if it’s in good condition. A Bright Green Roof dealer’s FAQ page lists the same five-year and twenty-year rules.
- Your ceilings. A water stain on a top-floor ceiling can mean a roof leak. A roofer fixes that first.
- Your downspouts. Sandy grit piling up at the bottom means the shingles are losing their top layer. The bigger the pile, the further along the roof is.
- The shingle edges. Stand across the street and look along the rows. Edges just starting to lift can still be a fit. Shingles that are cracked or curled up tight are past it.
What only a close look can tell
Some problems don’t show from the yard. Hail bruises. Shingles that snap instead of bend. Soft spots in the wood under them. That’s why Chris gets on the roof, tests how bendy the shingles still are and photographs every slope.
Then you get the photos and one of three answers. Your roof is fine for now. Your roof is a good candidate, and here’s the price per square foot. Or your roof is done, and you should get replacement quotes. That last answer costs you nothing either. It’s part of the Straight Answer Promise.
