Probably not, but only the Township can tell you for sure. The Woodlands standards list roof and gutter cleaning as owner upkeep, and they never mention roof treatments. What needs approval is a new roof or a color change.
A treatment isn’t paint. It soaks in, so it doesn’t put a new color on your roof. Bright Green Roof does say it restores the shingle’s original color, though. If you want a yes in writing before we start, call the Township’s Covenant Administration at 281-210-3800.
What the 2024 standards say about roofs
The Woodlands Residential Development Standards were recorded on Dec 10, 2024. Here’s what they say about roofs, in their own words where it counts.
- Needs approval: “All roof replacement or house repainting.” Roofing and color changes need a permit even when the job is a repair.
- Roof color: “Roofing must be muted in shades and without color pattern.” Product samples may be required for roofing.
- Your upkeep: keeping gutters and roofs repaired, plus “removal of substantial yard debris such as leaves, pine needles, branches, etc. from roofs” and “removing exterior algae/mildew on dwellings.”
- Not mentioned: roof treatments or coatings.
So under the standards, the needles and the algae streaks on your roof are already your job. That’s what our roof cleaning and gutter cleaning take care of.
Who to call before work starts
Questions about the standards go to Covenant Administration, at 281-210-3800. When you call, say what’s planned: a soft wash, then a plant-based treatment that soaks into the shingles. Ask whether they want notice before it goes on. Each village also has a Residential Design Review Committee made up of at least three elected resident volunteers.
Outside The Woodlands, your HOA writes its own rules. Read your deed restrictions, or ask your HOA manager before any work starts. Chris will send you photos of your roof to go with your question.
More on roofs across the villages is on our Woodlands page. To book the free assessment, call or text (281) 466-7436.
