Maybe it’s a letter from the HOA. Maybe it’s the front walk that turns slick every time it rains. Either way, the driveway that was light gray when you moved in is gray-black now.
That dark layer is mostly mildew and algae growing on the concrete. Concrete soaks up water, and Bush Intercontinental gets 51.84 inches of rain in a normal year. A shaded slab rarely gets the chance to dry all the way.
What we clean
- Driveways, all the way out to the street.
- Front walks and side paths.
- Back patios.
- Pool decks.
If your patio is pavers or stone instead of poured concrete, send a photo first and we’ll tell you how we’d handle it.
How we clean concrete
We use a surface cleaner. It’s a round hood with a spinning bar inside that holds the spray at one height across the whole slab. That’s how you get an even finish instead of wand stripes.
Edges, steps and corners get a wand, kept moving and kept back. Then we rinse the loosened grime off the slab and out of the joints.

Stains: what comes out and what might not
- Mildew and algae. They usually come out. That’s most of the dark color.
- Downspout stripes. The dark line where a downspout drains across the concrete usually lifts too. While we’re there, look up. If needles are spilling out of the gutters, we can clean those out the same day.
- Oil. Fresh drips often lighten a lot. Old oil that soaked in years ago may fade to a shadow and stop there.
- Rust. Orange rust marks usually don’t come out with water and pressure alone.
We’ll look at your stains before we start and tell you which ones we expect to stay. No surprises.
Timing around rain
We book concrete for dry days and watch the forecast. A shower after we finish won’t undo anything. You just can’t judge the result on wet concrete, because wet concrete looks clean whether it is or not. Give it a dry afternoon, then look.
If the HOA sent a letter
Tell us when you book. We’ll photograph the driveway before and after, so you have something to send back with your reply.
In The Woodlands, each village has a Residential Design Review Committee of at least three elected resident volunteers. To find out what your village expects, call the Township’s Covenant Administration at 281-210-3800. Other neighborhoods have their own HOA rules. We clean driveways across The Woodlands and Spring.
Add the house, then get a price
If the walls are green too, house washing fits on the same visit. Our pressure washing page shows how we handle each surface.
For a price, text a photo of the worst stain to (281) 466-7436, or email it. The address is on our contact page. You’ll get a number and an honest read on what will come out.
Common questions
Will pressure washing damage my concrete?
Not when it’s done right. The surface cleaner keeps the spray at one height, so it cleans without carving lines. A wand held too close is what etches stripes, and we only use one on edges and steps. If the top of your concrete is already flaking, washing can loosen more of it. We’ll show you those spots first.
Do you seal the driveway after cleaning?
No, sealing isn’t included. We clean the concrete and leave it bare. If you want it sealed, a freshly cleaned slab is the right place to start, and the sealer goes on once it’s fully dry. That part is up to you or a company that does sealing.
How soon can we drive on it?
As soon as we’ve packed up. There’s nothing to cure, since we don’t leave anything on the concrete that needs to set. If you want to see the real color before you park on it, give it time to dry first.
